• We’re about $400 over budget for the year, mostly caused by complications with the maintenance and sprinkler systems on the common areas maintained by the HOA. We are working on some solutions to help remedy the problem. - Current Balance in Checkbook

Old Business:
- Website approved
• At the last meeting, a website for the HOA was approved to be made - Charge late fee to members who haven’t paid yet
• Late fees notices have been sent out to home owners who haven’t paid.
New Business:
- Website
• The website has been officially created. kimberlymeadowshoa.com
• The payment portal portion of kimberlymeadowshoa.com is not complete, but will be fully functional and ready to use soon. - Letter approval for 2024
• The 2024 HOA information letter for all home owners has been approved unanimously. Expect to see it sometime in January. - Common Ground
• A discussion was started in regards to the common ground surrounding the subdivision. We have been having problems with the maintenance of the grass, especially the plot of grass between the train tracks and Kimberly Meadows Road. We hired a new landscaping company to maintain the grass as our previous company was no longer in business. We began having problems, however, after some of the personnel who were in charge of maintaining the HOA sprinkler systems were terminated. We think we have resolved the issue temporarily, as the company has began maintaining our sprinkler systems again. We are going to actively create a list of requirements for common area maintenance, (including the forgotten about common area behind some of the properties located on Kimberly Meadows Road.) and are going to start requesting bids from different landscaping companies in the area for common area maintenance for 2024
• One more discussion was started in regards to the same common ground mentioned above, but how it pertains to the homeowners who border said areas. There is some confusion that exists between who is responsible for the land that sits outside the fence line of houses that border what is center street, and 3400. The HOA maintains all of the grass and “common area” between the fence line and the sidewalk, but the homeowners legally own that property respectively, and even pay property tax on it. So it would be within their rights to extend their fence line to the sidewalk, and annex any of the ground that is part of their lot. But doing so would cause problems, because as previously stated, the HOA currently has sprinklers installed on this land. At the moment, we aren’t completely sure on why the subdivision was developed this way, or what the appropriate course of action would be to remedy any problems that might arise or have arisen from this situation. The HOA board is going to investigate the issue, and try to bring some possible solutions to the table by the next HOA meeting.
